Step 2: Check what zone applies to your property and refer to the below information:
Zones
- A planning permit may be required to construct or extend a front fence greater than 1.5m in height on a lot of less than 500square metre (sq m) in the General Residential Zone and Neighbourhood Residential Zone.
- A planning permit may be required to construct or extend a front fence greater than 1.5m in height where there is more than one dwelling on a lot in the General Residential Zone and Neighbourhood Residential Zone.

Overlays
A planning permit may be required to construct or extend a front fence if your property is located within the following overlays:
- Heritage Overlay (All schedules)
- Design and Development overlay (Schedules 2, 8 and 12)

Please note: A permit may not be required to construct or extend a front fence in the Special Building Overlay (Schedule 2) if the floodplain management authority has agreed in writing that the flow path is not obstructed.

- Significant Landscape Overlay (Schedule 1)
Step 4: Other Considerations
- If your dwelling is part of a unit development, you will require a formal amendment under secondary consent or Section 72 to construct or extended a front fence.
- Please note a covenant or Section 173 Agreement may apply to your title and can prohibit or restrict certain developments on your property.

- a current copy of title (obtained within the last 3 months) - purchase a current copy of your title at LANDATA
- a demolition plan (if applicable)
- an arborist report on the impact to existing or neighbouring vegetation (if applicable)
- a response to the relevant ResCode standards found in Clause 54 of the Banyule Planning Scheme for projects with outbuildings, low impact dwelling extensions and front fences.

- Low Density Residential Zone:
A planning permit is not required for the construction of an outbuilding pursuant to the zone. However, a planning permit may be triggered by an overlay that affects your property.
- Residential Growth Zone:
A planning permit is required to construct or extend an outbuilding on a lot if the outbuilding exceeds 10m2 in size and/or the maximum height exceeds 3m above ground level. This only applies on a lot of less than 300m2.
- Rural Conservation Zone:
A planning permit is required to construct an outbuilding associated with a dwelling if the outbuilding exceeds 100m2.
